Kensington Place Private Collection
Terms & Conditions
These terms apply to use of this website and to stays at Kensington Place Private Hotel ("the Hotel") and Kensington Place Villa ("the Villa"), together "Kensington Place". By making a reservation you accept them. Where a rate plan or written quotation sets out different conditions, those conditions apply to that booking.
1. Reservations
- Hotel: rooms may be booked through our online booking engine, by email or by telephone. A reservation is confirmed when you receive a written confirmation from us or from the booking engine.
- Villa: the Villa is let on an exclusive-use basis for a minimum of two nights. A reservation is confirmed when we have received your signed acceptance of the quotation and the deposit it specifies.
- Rates are quoted in South African Rand and include VAT at the prevailing rate and a full breakfast for Hotel stays, unless stated otherwise. Rates do not include the Cape Town tourism levy where applicable, or items charged to your account during your stay.
- The lead guest must be 18 or older and is responsible for all guests on the booking.
2. Payment and deposits
- Hotel bookings made online are secured with a payment card and charged according to the rate plan selected (for example, a non-refundable rate is charged in full at the time of booking; a flexible rate is charged on arrival or at the deadline stated in the confirmation).
- Villa bookings require a deposit of 50% of the total to confirm, with the balance due 30 days before arrival. Bookings made within 30 days of arrival are payable in full on confirmation.
- A valid payment card is required at check-in to cover incidentals.
3. Cancellations and changes
- Hotel, flexible rates: cancel free of charge up to 7 days before arrival. Cancellations within 7 days, and no-shows, are charged the first night. Over the festive season (15 December to 10 January) the free-cancellation period is 30 days and the charge is the full stay.
- Hotel, non-refundable rates: no refund on cancellation or change.
- Villa: cancellations more than 60 days before arrival forfeit the deposit; between 60 and 30 days, 75% of the total; within 30 days, or no-show, 100%.
- We will always try to re-let cancelled dates and will refund any amount we recover, less a reasonable administration charge.
- We strongly recommend travel insurance that covers cancellation.
4. Arrival and departure
Check-in is from 14:00 and check-out by 11:00. Early arrival and late departure can often be arranged on request and may carry a charge. Please tell us your expected arrival time, particularly for arrivals after 20:00.
5. During your stay
- All indoor areas are non-smoking. A cleaning charge of R2,500 applies where this is disregarded.
- The Hotel is a quiet, adult-oriented property and is not suited to children under 12. Children are welcome at the Villa under the supervision of their parents.
- Pets are not permitted, with the exception of registered assistance dogs.
- The number of guests may not exceed the number on the booking. The Villa sleeps a maximum of eight.
- Guests are responsible for damage beyond normal wear and tear and for lost keys or access devices.
- We may ask guests whose conduct is disturbing others, or endangering staff or property, to leave without refund.
6. Liability
We take reasonable care to keep our guests and their belongings safe, but to the extent permitted by the Consumer Protection Act 68 of 2008 we are not liable for loss, damage or injury that is not caused by our negligence. Safes are provided in every room and at the Villa; please use them. Vehicles are parked at the owner's risk.
7. Events beyond our control
If a stay cannot go ahead because of events beyond either party's reasonable control (for example natural disaster, government travel restriction or extended utility failure), we will offer alternative dates or a credit. Where neither is possible we will refund amounts paid, less any costs we cannot recover.

Personal information is handled as set out in our Privacy Policy.
10. Law and disputes
